How the estimate is calculated
The calculator multiplies your roof area (after the waste factor) by the per-sq-ft materials + labor price for the selected material, then applies a pitch multiplier because steeper roofs use more material and need fall protection. Tear-off is added as a flat $1.25/sq ft when checked.
adjusted_area = sqft * (1 + waste%) low = (material_low * pitch_mult + tear_off) * adjusted_area high = (material_high * pitch_mult + tear_off) * adjusted_area
Frequently asked questions
How accurate is this roofing cost calculator?
This tool gives a ballpark range based on national 2026 averages for materials and labor. Real bids vary by region, accessibility, tear-off complexity, decking condition, and local labor rates. Use it to sanity-check a quote — not to replace one.
What is the average cost to replace a roof?
For a 2,000 sq ft home with architectural asphalt shingles, most replacements land between $9,000 and $15,000 installed. Metal and tile roofs typically run 2–3× that range but last decades longer.
How do I measure my roof square footage?
Multiply your home's footprint (length × width) by a pitch factor: ~1.05 for low slope, ~1.15 for medium, ~1.30 for steep. Add 10–15% for waste, ridge caps, and starter strips.
Does the estimate include tear-off and disposal?
Yes — when you check the tear-off box, the tool adds roughly $1.00–$1.50 per sq ft for removal and dump fees. Multi-layer tear-offs cost more; ask your contractor.
