Roof Estimate by Material: 2026 Cost Guide

Material is the single biggest line item in any roof estimate. This guide compares the installed cost per square foot, expected lifespan, and practical trade-offs for the seven materials most US contractors quote in 2026 — the same data that powers the Roof Control cost calculator.

Prices below are mid-range national averages including materials and labor. Local rates, tear-off, decking repair, and pitch can swing the final number 20–30%.

TPO (flat roof)$6.00 – $10.0020–25 yrs

Asphalt — 3-tab shingles

$3.50 – $5.50 per sq ft installed · 15–20 yrs
Cheapest option upfront. Wind rating tops out around 60 mph; replaced more often than architectural.

Asphalt — architectural shingles

$4.50 – $7.50 per sq ft installed · 25–30 yrs
The default residential roof in the US. Better wind rating (110–130 mph) and a textured look for ~$1/sq ft more than 3-tab.

Metal — corrugated panel

$7.00 – $12.00 per sq ft installed · 30–50 yrs
Exposed-fastener panels. Quick to install, common on agricultural and budget metal jobs. Re-tighten fasteners every 10–15 years.

Metal — standing seam

$10.00 – $17.00 per sq ft installed · 40–70 yrs
Concealed-fastener premium metal. Best wind, fire, and snow performance; ideal pairing with solar.

Concrete tile

$11.00 – $18.00 per sq ft installed · 50+ yrs
Heavy — confirm the framing can carry ~10 lb/sq ft. Excellent in hot, dry climates; brittle under foot traffic.

Clay tile

$14.00 – $24.00 per sq ft installed · 75+ yrs
Premium look, century-plus lifespan, common in Spanish-style architecture. Heaviest of the common materials.

TPO (flat roof)

$6.00 – $10.00 per sq ft installed · 20–25 yrs
Single-ply membrane for low-slope and flat commercial roofs. Heat-welded seams, reflective white surface.

What changes the final number

  • Pitch. Anything steeper than 6/12 requires fall protection and produces more cut waste. Add 5–30%.
  • Tear-off. Removing the old roof and dumping it adds roughly $1.00–$1.50 per sq ft. Multi-layer tear-offs cost more.
  • Decking. Rotten sheathing is usually billed per sheet ($60–$110 each) and isn't caught until the old roof is off.
  • Accessibility. Three-story homes, tight lots, or no driveway access for a dump trailer push labor cost up.
  • Region. Coastal wind zones, hail markets, and union metros all carry labor premiums.

Frequently asked questions

What is the cheapest roofing material?

3-tab asphalt shingles, installed, run roughly $3.50–$5.50 per square foot. Architectural shingles cost about $1 more per square foot and last 5–10 years longer, which is usually the better value.

How much does it cost to replace a 2,000 sq ft roof?

Most architectural-asphalt replacements on a medium-pitch 2,000 sq ft roof land between $9,000 and $15,000 installed, including tear-off. Standing seam metal on the same roof typically runs $20,000–$34,000.

Which roofing material lasts longest?

Clay tile (75+ years) and standing seam metal (40–70 years) outlast every asphalt option. Concrete tile (50+ years) is the budget alternative to clay.

Does pitch change the price?

Yes. Steeper roofs need more material per square foot of footprint and fall-protection labor — expect a 15–30% premium over a low-slope job. Our calculator applies a pitch multiplier so you can see the impact.
